Who operates this website
TexasMobileHomeParkBuyer.com is owned and operated by Titan Property Investors. This site exists for one reason: to give Texas mobile home park owners straight information about what their property may be worth, what a sale actually involves, and what their options are — including the options that do not involve selling to us.
Titan Property Investors is the operating company behind the site. When you request an evaluation here, your information goes to Titan. The person who reviews your property is the person you speak with. There is no lead broker in between, and we do not resell inquiries.
What we do
We acquire mobile home and manufactured housing communities in Texas. We evaluate parks the way a buyer actually underwrites them — income, collections, occupancy, expenses, infrastructure and risk — and we explain the reasoning behind the number we arrive at.
We are a direct buyer, not a brokerage. We do not list properties, we do not charge sellers a commission, and we are not paid to introduce you to someone else.
Direct acquisition
We buy parks for our own portfolio, which is why we can talk plainly about condition, occupancy and problems rather than positioning the property for a market.
Texas focus
Texas markets differ enormously — floodplain in Houston, land value in Dallas, water rights in the Hill Country, energy cycles in the Permian. We evaluate with those differences in mind.
All property conditions
Stabilized, partially occupied, deferred maintenance, utility problems, incomplete records — we're willing to look at properties other buyers pass on before asking a question.
Education first
Most of this site is information, not sales copy. An owner who understands their property negotiates better, and we would rather deal with an informed seller.

What we are not
We are not a broker, and we are not a marketing company that collects seller information and sells it to a list of investors. We are also not the right buyer for every park. Some properties are better served by a full brokerage marketing process, and some owners are better off keeping and improving the property.
If that's your situation, we will tell you. It costs us nothing to be honest, and it saves you time.
